It’s been a busy quarter in the Ray White Bungendore office; our team has been battling the weather and is embracing the first whispers of spring. Before we let ourselves get too excited about the busiest time of year in property sales, we have a great opportunity to reflect on the winter that was.
Bungendore has just been awarded the Top Tourist Town in Australia, and we are so excited to share more of our wonderful Bungendore with the world! This is recognition that the community should be so proud of, recognition received because of you, your neighbours and our local businesses.
Rain, hail, and shine, our team has been meeting buyers all through winter. 264 buyers across the last three months, to be exact. Pricing has remained slightly softer than usual this winter, with a positive uptick felt in August in pricing and sales numbers too. The three-month moving average sales price has changed from $1,078,333 in March 2025 to sit at $1,174,166 in July 2025, across the 16 sales that occurred in that timeframe (Pricefinder, August 2025).
Buyers are echoing the same sentiment to our team each week; they are ready and waiting to buy when the right property pops up. Sometimes this means attending open homes consistently to see which properties they connect with, but other times, it means pairing the right buyer directly with the right home. We have recently achieved a number of off-market pairings and are working closely with buyers to identify a good fit.

The wonderful and dynamic Grace Tobler was also recognised this year at the annual awards, sitting as a finalist in the exciting and hotly contested Sales Associate of the Year category. This is a strong and very competitive category, reflecting Grace’s energy, commitment, and growth over the last 12 months, and a testament to her customer-focused attitude and outcomes. We are so proud to see Grace recognised in this way.
